Georgia residency by investment: property, investment and citizenship compared
Georgia offers distinct property and investment residence routes. Neither is an automatic purchase of citizenship or a Georgian passport.
Short-term property residence
The agency requires non-agricultural property with assessed market value exceeding USD 150,000 in GEL equivalent. A qualifying accredited assessor must establish the value. Spouse and children have separate permit applications.
Investment residence
The business route requires at least USD 300,000 investment; the property alternative requires value exceeding USD 300,000. The five-year paths have different continuing conditions: annual turnover evidence for business investment, or qualifying property retention.
What does the service time mean?
Published permit-processing options do not include property selection, valuation, document preparation or nationality. Obtain a separate cost and document checklist for the route and household.
Is citizenship included?
Citizenship by exception is a separate presidential discretion based on exceptional merit or state interests. A substantial contribution to the economy can be relevant, but the residence thresholds are not published citizenship prices or a promise of approval.
Before committing funds
Identify the legal outcome first. Ask for the valuation basis, family applications, continuing duties, fees and lawful-stay requirements. Check the official guidance linked below and obtain case-specific advice before a property or investment commitment.
