Before buying a CBI property: eligibility, title, valuation and exit
Check the immigration qualification and the property transaction separately. An approved project can still carry title, construction, liquidity and counterparty risks. Keep the true purchase price and payment trail consistent with the legal requirements.
Confirm the precise qualifying interest
Ask the authority and an independent lawyer whether the specific unit, share or contractual interest qualifies, who owns it, and what can actually be transferred. An approved development name alone does not identify your legal asset.
Check title and the seller independently
Obtain current registry and encumbrance evidence, planning/building information and the seller’s legal identity through professionals independent of the selling chain. Establish who holds the funds, the release conditions and contractual remedies if construction or citizenship processing stops. These are editorial due-diligence questions, not universal statutory requirements.
Reconcile the actual price and money trail
Use the real transaction and independently supported valuation. Türkiye’s Interior Ministry has reported citizenship cancellation in irregular investment and valuation cases. A rebate, side agreement or invented invoice can affect the qualifying basis; obtain legal advice rather than relying on a seller’s assurance.
Model ownership costs and a realistic exit
Include tax, professional fees, service charges, maintenance, insurance, vacancy and selling costs. Treat rental guarantees and buybacks as counterparty promises requiring review. Antigua’s CIU describes a five-year resale restriction with a specified alternative-property exception; other programmes have their own rules.
Keep the approval stages separate
Reservation, purchase completion, investment certification, citizenship grant and passport production are different events. A property transaction can extend processing. Ask for the documentary evidence establishing each milestone and preserve it after approval.
